    How Much Does Land Cost in Osaka?

    Osaka City’s average land price reached 300,900 JPY per square meter in 2026, versus an average land price in Japan of 144,700 JPY per square meter.

    Recent migration within Japan from the countryside into major cities, combined with rising interest from foreign investors in Osaka real estate, has contributed to increases in Osaka land prices.

    Land Values in Osaka Are Increasing at an Average 4.0% Per Year Since 2021

    For the period from 2021 to 2026, the cost to buy land in Osaka increased by an average of 4.0% per year, with a 6.4% increase from 2025 to 2026.

    Looking at the larger trend, from 2016 to 2023, Osaka land prices rose modestly by 1.1% per year. However, quite recently from 2023 to 2024, there has been a 4.2% increase, from 2024 to 2025 a 6.7% increase, and a 6.4% increase from 2025 to 2026. Although short-term price changes should be viewed with some skepticism, these recent gains mark a rapid upward shift compared to the stagnant real estate prices of the previous decade.

    Osaka Land Prices Increased 29.9% from 2016 to 2026

    In the period from 2016 (which marks the onset of a general recovery in Japanese real estate values) to 2026, the average price of land in Osaka increased 29.9%; from 231,600 JPY per square meter in 2016, to 300,900 JPY in 2026.

    Osaka Prefecture as a whole has seen moderate increases, but certain wards in Osaka City have experienced significant spikes over the past decade, pulling the citywide average upward. Central wards have shown particularly strong growth, led by real estate in Kita-ku with a 51% increase in value, and Naniwa-ku property with a 74% increase over the decade.

    Notably real estate in Chuo-ku saw smaller gains, as prices there were already the highest in Osaka. As investors look beyond central Chuo-ku, real estate sales are driving valuations in Osaka’s other neighborhoods.

    Land Price Increases Concentrated in a Few Osaka Wards

    Across the 24 wards in Osaka City, the cost of land varies considerably.

    Land Prices Across Osaka City:

    – Fukushima-ku land values had a large increase in price of 108.2% from 2016 to 2026
    – Yodogawa-ku land prices increased at a similar rate to Osaka City, with a 31.3% increase from 2016 to 2026
    – Hirano-ku land prices saw the lowest increase from 2016 to 2026, with a total of 7.0%

    Central wards have shown particularly strong growth, led by Fukushima-ku with a 108.2% increase over the past decade, Naniwa-ku with an 83.4% increase, Chuo-ku with a 62.6% increase, and Kita-ku with a 58.5% increase.

    CCentral wards in Osaka have the highest land prices, and have also seen the largest increases. Wards contributing most to the city’s overall growth include Nishi-ku, Chuo-ku, and Naniwa-ku. Nishi-ku real estate remains one of Osaka’s more central and high-value areas, but the strongest updated figures are concentrated in nearby central wards. Land in Kita-ku, Osaka has an average of 622,200 JPY per square meter, with a 58.5% increase. Osaka’s Naniwa-ku land prices have seen an 83.4% increase in a decade, with an average of 541,000 JPY per square meter.

    For more modest price changes, real estate in Yodogawa-ku has been generally representative of a middle-range Osaka land price, slightly below the Osaka City average (276,600 JPY compared to 300,900 JPY per square meter), and a 31.3% increase over the past decade. The recent increases in price can be also seen in Yodogawa-ku, with prices rising between 2023 and 2026: by 3.7%, 6.1%, and 7.8%.

    What can be said about property values in all of Osaka’s central wards, is that there have been major increases in prices from 2022 to 2025, exceeding average increases in the previous decade.

    Will Osaka Land Prices Keep Increasing?

    Data shows that Osaka’s land prices have maintained consistent growth over the past decade, with a noticeable acceleration from 2022 to 2026. This increase has coincided with ongoing urban development, population concentration in major cities, and increasing interest in buying real estate investment property in Osaka.

    The announcement that MGM Osaka plans to bring a full casino experience to Yumeshima (former site of the 2025 Osaka World Expo) has raised interest in Konohana-ku real estate, and added more energy to Osaka’s real estate potential. The addition of a successful casino, resort, convention destination in Osaka will bring both domestic and international visitors, will create more jobs, and will likely have a spill-over effect by raising the profile of the city of Osaka as one of the most important cities in the world. The MGM Osaka Resort is scheduled to be in operation in 2030.

    Short-term fluctuations should be viewed with caution, but it is also evident that there has been consistent growth over a decade.

    Japan and Real Estate Appreciation

    Strong gains in recent years are changing the perception about real estate appreciation in Japan. While Japanese real estate has always provided good cash flow for real estate investors in Osaka (and other cities), rising prices are creating more expectations for appreciation as well.

    There are still some investors that, despite strong gains in recent years, don’t factor appreciation into their evaluation for real estate investment in Osaka. The asset bubble and collapse in 1989, and the long period of deflation/stagflation, created a culture where real estate was valuable, but the resell values rarely increased.

    The real estate depreciation after the bubble years remains one of the defining events in Japan’s real estate history, and has shaped international perceptions of Japanese property for decades. Recent appreciation and ongoing success stories for local Osaka real estate owners are helping to change the story.

    There are many signs of renewed strength in Japan’s real estate market. As the center of Japan, Tokyo has continued to grow, showing an average annual land price increase of 3.3% over the past decade. Kyoto has shown healthy trends as well, with an average annual growth rate of 2.1% over the past five years. In northern Japan, Hokkaido land prices have shown record growth up to 13.9% in a year; also driven by an increase in domestic and foreign tourism, and major new developments (including the new Shinkansen service coming to Hokkaido).

    These regional trends indicate that real estate in Japan is no longer seen as a stagnating asset, but as a market with renewed growth across multiple cities.
